Over the past 10 years, the John Stewart Company Construction Services Group has completed over 200 alteration and rehabilitation projects, affecting over 100 properties, 4500 residential units, and totaling over $150 million in construction costs. Projects have included alteration to multifamily affordable housing, multifamily market rate housing, condominiums and cooperatives, historic buildings and commercial spaces. Las Serenas Apartments - Repair and Rehabilitation, San Diego, CA - 2007
The John Stewart Company provided full service architectural
services and construction management for the $1.2 million
rehabilitation of this 108 unit, 9 building affordable housing
complex located adjacent to National City in San Diego, California.
The site improvements and landscape alterations combined two
adjacent sites into a new facility for Community Housing Works.
The work included interior alterations, exterior repairs and site
improvements, as well as construction of a new Community
Building, and was executed with a combination of multiple
contractors and JSCo’s own maintenance rehab forces.

St. John’s Apartments - Site and Building Improvements, Richmond, CA - 2006
St. John’s Apartments is a 158-unit low-income family rental built in 1969 in the
'Iron Triangle’ section of Richmond. The multi-acre garden apartment complex
of 32 buildings is underwent a privately financed substantial rehabilitation and
property upgrade. The John Stewart Company served as project manager for the
refinance, as well as Construction Manager and Architect for the $2.5 million
rehabilitation. Improvements include siding and balcony repairs, re-painting, re-roofing, sewer repairs, exterior security lighting, new garbage/recycling pavilions, fencing, site furniture and playgrounds, irrigation and landscape improvements.

Savo Island Cooperative Homes - Repair and Rehabilitation, Berkeley, CA (active)
The John Stewart Company serves as Architect for the $3.5 million repair
and rehabilitation of Savo Island Cooperative Homes, a 57 unit affordable
cooperative located in Berkeley, California. The scope of work includes
complete replacement of the building waterproofing envelope, including
windows, siding and roofing, handicap accessibility alteratiions, seismic
retrofit, energy upgrades, as well as interior repairs and exterior site
repair and improvements. In addition to construction services, JSCo was
actively involved in the refinancing of the capital improvements through
the a HUD Mark Up to Market Program.

Mercy Housing - California Repair and Capital Improvements, Northern CA (active)
The John Stewart Company serves as Architect and Construction Manager
for the repair and capital improvements of multiple projects for Mercy
Housing California. The aggregate $4.2 million construction affects 250
units at seven senior housing complexes, located in San Francisco, Fairfax,
Daly City, and Red Bluff, CA. As Constructor, JSCo will employ and manage
multiple contractors and subcontractors, executing a diverse and
comprehensive scope of work including building envelope rehab, site improvements, elevator and fire alarm system replacements, common area
improvements, code compliance alterations, and replacement of a broad
scope of interior finishes and fixture replacement.

Pineview Apartments - Repair and Rehabilitation, Fallbrook, CA (active)
The multiphased rehabilitation of Pineview Apartments in Fallbrook,
CA, a 100 unit affordable housing complex owned by Community
Housing Works, was executed by the John Stewart Company
Construction Services Group under a full service architectural and
construction manangement contract, utilizing multiple contractors and
the JSCo maintenance rehab labor force. The scope of work included
site and drainage rehab, interior alterations and improvements,
and handicap accessibility alterations, as well as creation of a new
computer learning center. Funding was provided by a combination of
County grants and private financing.

Alabama Manor - Repair & Rehabilitation, San Diego, CA (active)
The John Stewart Company serves as Project Architect for the $800,000
repair and rehabilitation of Alabama Manor, a 57 unit, three story senior’s
complex located in San Diego, CA. The work includes handicap accessibility
alterations, exterior and interior building and site repairs, window and
siding replacement, comprehensive repair and upgrades of the unit
interiors, and features an strong commitment to green building systems
and products, including green certified carpet and natural linoleum
flooring at the unit interiors.

Napa Creek Manor - Repair and Rehabilitation, Napa, CA (active)
The three phased rehabilitation of Napa Creek Manor, an 84 unit, 3-story
affordable senior housing complex located on the banks of Napa Creek,
was executed by the John Stewart Company Construction Services Group
under a full service architectural and construction management contract,
utilizing multiple contractors employed and coordinated by the JSCo
Construction Services Group. The scope of work, executed through CalHFA, has included structural repair and seismic retrofit, roof replacement,
building repair, railing and exterior walkway replacement, window and
siding replacement, electrical and HVAC repair and upgrade, interior
alterations and improvements, and handicap accessibility alterations.

Rubicon and CHP - Phase 3 Housing Rehabilitation, San Francisco, CA - 2002
The John Stewart Company provided full service construction
management for the $2.3 million rehabilitation of 84 units of 2-story
attached housing for the formerly homeless on Treasure Island,
executed for Rubicon Programs and the Community Housing
Partnership. As Constructor, JSCo managed and coordinated the effort
of dozens of subcontractors as well as our own maintenance
rehabilitation crew. Management included contract compliance
coordination with the SF Human Rights Commission and the SF Mayor’s
Office of Housing, as well as participation with the local hiring program for
the economically disadvantaged in collaboration with the Treasure
Island Homeless Development Initiative.

Ponderosa Estates - Repair & Rehabilitation, Marin City, CA 2004
As Owner’s Construction Representative, the John Stewart Company
coordinated a $4.1 million repair and rehabilitation, featuring complete
renovation of the exterior, re-roofing, extensive interior repairs, seismic
retrofit of the existing buildings, a comprehensive landscaping and
irrigation overhaul, new playground, and a new office and meeting
building. As property manager, The John Stewart Company solicited and
coordinated the refinancing of this 56 unit low income cooperative in
Marin City, California, through the Mark up to Budget program of the U.S.
Department of Housing and Urban Development.

Treasure Island Residential Rehabilitation, San Francisco, California 2001
The John Stewart Company continues to serve in the multiple roles of
Developer, Project Manager, and Architect for this landmark conversion
of the former U.S. Navy base at Treasure Island in San Francisco for the
Treasure Island Development Authority. Utilizing our own Maintenance
Rehabilitation crew for much of the construction, the $9.2 million renovation of 766 housing units for civilian re-use is being executed in
concert with a Section 3 hiring program for the economically disadvantaged with the Treasure Island Homeless Development Initiative.
The project includes close collaboration and coordination with the
Mayor’s Office of the City and County of San Francisco, the U.S. Navy,
The Department of Toxics and Substance Control, the San Francisco
P.U.C., as well and the U.S. Environmental Protection Agency.

The Presidio of San Francisco - San Francisco, CA 1999
The John Stewart Company served as Project Manager, Architect and
Construction Manager for the rehabilitation of the first housing units
converted by the Presidio Trust from Army to civilian use the Presidio
of San Francisco. The $300,000 renovation, affecting historic housing
units as well as non-historic housing units, utilized a combination of
general contractors, subcontractors, and the John Stewart Company’s
own maintenance and rehab forces, and included interior rehab and
repairs and structural retrofit of the exterior entries and stairs.
